By accessing or using the PIMS Calendar website (“the Site”) and the free availability calendar, you agree to these Terms & Conditions. If you do not agree, please do not use the Site.

PIMS Calendar provides a free, embeddable availability calendar for short-term and vacation rental owners, together with informational pages about the product. Account registration, login and the wider PIMS management platform are provided through holidayrentalmanagement.comand are governed by that service's own terms.

You agree not to:

• Use the Site for any unlawful, harmful or fraudulent purpose.
• Attempt to gain unauthorised access to, disrupt or overload the Site or its infrastructure.
• Copy, scrape, or resell the Site's content or features without permission.
• Submit false information or use the contact form to send spam or malicious content.

The PIMS Calendar is provided free of charge. We aim to keep it available and reliable, but we do not guarantee uninterrupted or error-free operation, and we may change, suspend or discontinue features at any time. Calendar syncing relies on third-party platforms (e.g. via iCal) whose availability is outside our control.

The Site, its design, text, graphics and the PIMS name and logo are owned by PIMS Calendar or its licensors and are protected by intellectual property laws. You may not use them without prior written permission, except as necessary to use the calendar as intended.

The Site links to third-party websites (such as the PIMS platform, listing sites and review pages). We are not responsible for the content, policies or practices of those sites.

The Site and calendar are provided “as is” and “as available”, without warranties of any kind, whether express or implied, including fitness for a particular purpose and non-infringement, to the fullest extent permitted by law.

To the fullest extent permitted by law, PIMS Calendar shall not be liable for any indirect, incidental or consequential damages, or for any loss of data, bookings or profits, arising from your use of (or inability to use) the Site or calendar.

We may update these Terms from time to time. The “last updated” date above reflects the latest revision. Continued use of the Site after changes means you accept the updated Terms.

These Terms are governed by the laws of Portugal, without regard to conflict-of-law principles. Any disputes will be subject to the competent courts of Portugal, unless mandatory local consumer law provides otherwise.
